When one of StoneCreek’s institutional capital relationships expressed interest in investing in more opportunistic assets, StoneCreek identified Morgan Hill Business Park as a strong prospect. The 232-acre business park, south of San Jose, California, had been only partially developed, and existing ownership needed a capital infusion to unlock the asset’s development potential. StoneCreek was able to structure a very favorable capital position in the project for the firm and its investor, as the market and the project had previously experienced downturns. However, StoneCreek’s accurate forecast of a market recovery coupled with asset repositioning resulted in outstanding project returns.
